As usual, First Call went above and beyond to not only fix our furnace problem, but Tyler took the time to explain the issues to me and ask my confirmation before completing the work. We have a boiler and a forced air systems. The boiler took more attention and he did a great job.
Did a tune up in a concord furnace
Found boiler 1 off on limit error. Manually reset and monitored startup. Changed supply water temp from 180 to 170. Boiler cycling with call for heat. Bled radiators in apartment upstairs and classrooms. Found boiler 2 off on gas valve fault. Manual states resetting error via controller to correct issue. Could be an ignitor or fresh air exhaust issue, but could not get boiler to do issue again. All PVC exhaust are clear on outside of bldgs. Boiler 3 and 4 found no errors. Please bill from office, time on site
Serviced a bradford white water heater
Found system running when arrived and just started as per customer. Did recall code on furnace PCB and found consecutive ignition proving failure faults. Cleaned flame sense and tested micro amps. 4.2 when running, well within range. Checked SAT for unit: 113° Running fine at this time Add equip info
Changed diagnostics into tuneup as it was running when arrived, re call on board showed last 4 were limit trips, due to plugged filter. Checked thermostat and verified operation, re calibrated nexia for customer checked air filter, plugged changed with new one, cleaned condensate trap, cleared drain lines, inspected burners and heat exchanger, cleaned intake pipe, cleaned flame sensor, checked ignitor, 55 ohms, checked blower and inducer motor amperage, 8/.7 checked gas pressure, 1.2-3.1 modulating checked temperature rise, 55° checked all wire and electrical connections, and cleaned unit. Humidifier tested and working, changed water panel, tightened leaky solenoid outlet hose.

Found furnace off with pressure switch error. Found drain trap plugged with debris and water backing up into secondary. Hoses look dark and stained from debris. Possibility of secondary HX failed. Sight glass clear and normal temp. No sign of rollout on ignition or CO smell present. Cleaned hoses and trap, informed customer of situation. We should quote a secondary HX to customer. Furnace is 14 years old. Please see if under warranty for parts and labor. Customer signed up for maintenance agreement
Talked with management and determined West RTU was one with issues, serves maidpro storefront. Found thermostat in space satisfies at 72° Customer stated unit was blowing cost air, likely tripped on limit due to filters. Found rtu filters completely plugged, used basement stock to reinstall new filters. Tested unit. Unit cycles via tstat fine and is heating and satisfying. Unit is approx. 30 years old. Cannot get model serial from unit sticker. Bill from office. Time on site and call

Replaced sticking pressure switch in luxaire furnace causing heating issues. System is now running and heating well again. Also upgraded basic thermostat to a wifi thermostat per customers request so now they can monitor indoor temperatures of home when out of town! No further issues to report. Found air dryer cutting out on low pressure control right away. Shawn has air compressor company charge unit a few weeks ago. While on site, did not find any way to charge unit. Only two lines hook into suction side, ones just a panel gauge and a cap tube line that handles as a safety. Looked thru entire manual, no information on charging. Informed Shawn of situation. He’s going to replace unit
